Essential Items for Your Mortgage Application

Preparing for a mortgage can be easy! Gathering your documents in advance helps make the process smoother, whether you're meeting with a lender or starting your house hunt. A little preparation brings you closer to your dream home!

Primary Identification

We’ll need a government-issued ID, like your driver’s license or passport, to verify your identity. It’s a simple way to confirm who you are and keep everything safe and secure.

*Must be current and valid.

1. Government-Issued Photo IDs

  • Driver's License

  • State-issued ID Card

  • Passport

  • Current Military ID With Photo

2. Permanent Resident Card

(Green Card), if applicable.

3. Foreign Passport

With a visa or appropriate immigration documentation for non-U.S. citizens).

Secondary Identification

Along with your main ID, we’ll need one more form of identification. This could be something like a Social Security card or work ID. It’s just an extra step to help keep everything in check and ensure a smooth process.

Credit Score

Knowing your credit score helps us find the best mortgage options for you. Don’t worry, we can pull the report for you, but it’s always good to have an idea of your score ahead of time so there are no surprises!

Work History

We’ll need a quick overview of where you’ve worked over the past two years. This helps us get a sense of your job stability and makes sure we’re setting you up with the right loan for your situation

Employer

Contact Information

Have your employer's name, address, and phone handy. We’ll need the contact details of your current employer to confirm your job status. It’s a standard part of the process that helps us verify the income you’ve shared with us.

Home Address or

Mortgage Statement

We’ll ask for your home address history from the past two years to show us where you’ve been living. If you have a mortgage already, we’ll also need your most recent statement to make sure everything’s squared away.

Paystubs

Have your latest pay stubs for the last 2 pay periods. Your most recent pay stubs give us a snapshot of your current income. These will help us confirm your earnings and ensure that everything is in order as we move forward.

2 Years Tax Returns + W-2s

We’ll need copies of your tax returns and W-2 forms from the last two years to verify your income. These documents help us get the full picture of your financial situation and make sure we’re matching you with the right mortgage.

Self-Employed?

In addition to items 1-8, have the documents below ready as well

1099's

If you're self-employed or do contract work, your 1099 forms from the last two years help us verify the income you've earned. This gives us a clear picture of your financial health and ensures we understand your earnings history.

Forms 1120s or 1065

If you own a business, we’ll need these forms to see how your business is performing. They help us understand your company’s financials and confirm its profitability, so we can better evaluate your loan application.

2 Years Personal & Business Tax Returns

We’ll need your complete tax returns from both your personal and business finances for the past two years. This allows us to look at your overall income, including any business earnings, to make sure we have a full understanding of your financial situation.

Proof of Self Employment

If you're self-employed, we’ll need a little proof that your business is up and running. This can be as simple as providing a business license, letter from an accountant, or other documents that show your business activity.

Current Balance Sheet and Profit Loss Statement

To get a clear picture of how your business is doing right now, we’ll ask for a current balance sheet and profit and loss statement. These documents help us see your income, expenses, and overall business health, so we can confidently move forward with your loan application.

Top Tips for Hassle-Free Document Submission

Keep Things Neat and Clear

Give your files easy-to-understand names and group similar documents together to stay organized and avoid any mix-ups.

Scan Clearly

The clearer your scanned images, the better! Banks may need to double-check details in each document, so crisp, easy-to-read scans help avoid delays and ensure everything is processed smoothly.

Give Everything a Quick Double-Check

Make sure all your details, signatures, and dates are correct before sending to prevent any hold-ups.

Skip Texting File

We’re always happy to help via text, but it’s better to avoid sending documents this way. Texts often compress files, making them hard to read when opened.

Ask for a Confirmation:

Be sure to request confirmation that we’ve received your documents so you can relax, knowing everything arrived safe and sound!
